Land acquisition from Private Owners
This procedure consists of the sale contract conclusion with the land plot owner. The contract can be signed at a notary and has to be subject to the State Registration of Rights.
Land acquisition from Regional Administrations
Through an Auction announced by the Regional Administration, or by the Investor’s request. The process of buying land from the Regional Administration requires the Land Survey and the Land Cadastral Registration made at the expense of the Investor holding the auction.
Land acquisition with an existing building
After purchasing the land plot the Investor may need to change the land category and / or to change the type of permitted use for the Investor’s new project.
Changing the type of the permitted use within the boundaries of the categories according to the law is the responsibility of the Municipal and District administration however in practice it is often controlled by the Regional Administration and reassigned to the Federal level.
Any modification procedures for the type of permitted use and / or the category of land implies the changes in the general urban development plan which is held at the Investor’s expense through public hearings.
Changing the type of the permitted use and / or the category of land also entails the change in the tax regime for this land plot.
